A Note From Me
What’s Feeding Your Feed?
I’ve been told that what’s in your feed, feeds you.
I have a love/hate relationship with social media, but lately I’ve made a conscious effort to change what I consume—more health, business and personal development, and a much more hyperlocal focus on the businesses, services and people doing interesting things right here in our community.
Ben will still call me out for doom scrolling from time to time, but recently, that scrolling actually paid off.
I came across a post about using better technology to solve one of the biggest pain points I see in residential real estate: figuring out what a renovation will actually cost—and whether it makes financial sense—before you're knee-deep in the process.
If you've ever considered renovating, you've probably heard (or lived) some version of this:
“I never got a call back.”
“Someone came out, but I never received an estimate.”
“I finally got a bid, but it was five times what I expected.”
I've been connecting clients, friends and family with contractors for decades, and these frustrations aren't new. But the lack of clarity around renovation costs can leave homeowners stuck in homes that no longer work for them—or cause buyers to walk away from properties that might have had incredible potential.
And while I love helping people move, I also love helping people improve.
Ben and I bought our 1987 home at the end of 2018, and during the last eight years we've poured a lot into it: a complete exterior facelift, front and backyard landscaping, a pool renovation, additional outdoor living space, my beloved secret garden, a new roof, new HVAC systems, flooring, paint, plumbing, updated guest quarters...the list goes on.
And guess what?
There are still things we'd like to change today—and things our family may need from this house in the future.
We have the lot and square footage to dream big. But until recently, my confidence that a major renovation or addition made financial sense was based largely on my real estate experience, MLS data and my gut.
Wouldn't it be nice to know the numbers before you started dreaming—or before you wrote an offer?
That's what caught my attention about ExpandEase.
I watched their introductory video, scheduled a 30-minute call and, naturally, immediately replied with everything I had already cooked up in my head (with a little help from ChatGPT) for our own house.
Then I did what I always do: I dug deeper.
I ended up speaking directly with ExpandEase founder Kevin Philip, a local dad of three and the son of a general contractor. I finally asked him, “So...are you a contractor? An architect? A tech guy?”
Tech guy.
But one who grew up watching a talented contractor struggle with the very things that frustrate homeowners today: communication, timelines and transparency. Kevin saw an opportunity to apply technology and his commercial experience to a very REAL residential problem.
I told him about my current paralysis with our house.
We have original windows and doors. Replacing those inevitably leads to drywall, stucco, interior and exterior paint, window treatments...and suddenly replacing windows isn't just replacing windows.
And that doesn't even touch our bigger questions: Could we improve the floor plan? Add recreational space as our kids grow? Build an ADU for future multigenerational living?
Kevin said, essentially, “No problem.”
Within 48 hours, I had a detailed proposal with estimated costs and contingencies for the projects on my wish list, including options for an interior renovation, an addition and an ADU—as well as projected ROI considerations for each.
For the first time, I had numbers that could turn “What if?” into an actual conversation.
And that's what excites me most as a REALTOR®.
Imagine touring a home and saying:
“Kendra, this house would be perfect if it only had X.”
Instead of guessing what X might cost—or immediately eliminating the house—we now have another resource to help investigate the possibilities. You can explore ExpandEase through my link: expandeasenow.com/kendra
And just to be clear: this isn't a paid partnership or affiliate relationship. I receive no financial benefit if you use ExpandEase. I simply found a resource that helped me think differently about my own home, and I wanted my clients to have access to it, to
And if you're interested in following what they're building locally, you can find them on Instagram at @expandeasenow.
So perhaps the moral of this month's story isn't to stop doom scrolling.
Modify your feed so it feeds you.
Dream BIG. Ask better questions. Know your numbers. And surround yourself with REAL professionals and resources that can help you make better decisions about the place you call home.
Because sometimes the right move isn't moving at all.
