Let's Talk about Affordability (And the Bigger Picture)

One of the most common concerns I’m hearing lately from clients is affordability. Life feels expensive right now—and in many ways, it is. We see it in the cost of groceries, gas, travel, and everyday essentials.

But here’s an important truth: living is unlikely to get cheaper.

Many of the things driving prices—global energy markets, supply chains, and geopolitical events—are outside of our control. We can’t control the price of gas or what’s happening across the world.

What wecan control is where we live, how we live, and the financial decisions we make along the way.

Author and financial expert David Bach often says there are two major escalators to wealth in America: real estate and the stock market. Most people ultimately ride both if they want to reach their desired destination—retirement with financial security.

For nearly 20 years I’ve worked as a professional problem solver for my clients. One of my favorite lending partners often reminds me of something simple but powerful:

There is a solution to every problem.

Everyone’s financial picture is different. Everyone’s goals are different. That’s why it’s so important to quiet the noise from the media and instead have honest conversations—with ourselves and with the professionals we trust—about what we want our future to look like.

At recent open houses I’ve had conversations about everything from the housing market crashing again… to Arizona’s water supply… to pricing trends… and even Bigfoot sightings.

Here’s what I can tell you from the ground level of the market.

Most homeowners today have significant equity in their homes. Because of that, the widespread foreclosure environment we saw in 2008 simply isn’t present today. Foreclosures still occur, but they tend to involve homeowners who purchased very recently with temporary loan structures and have not yet built meaningful equity.

Meanwhile, life continues to move forward regardless of the market.

We are seeing sellers move because of relocation, divorce, death, or the need to restructure debt.
We are seeing buyers enter the market because of marriage, growing families, relocation, or parents and grandparents helping the next generation with gifted equity.

There is actually a lot of joy in this market that never makes the headlines.

Some micro-markets are seeing appreciation. Others are experiencing modest adjustments. Real estate is not one single market—it is hundreds of small local markets moving at different speeds.
